Yes. The initial discovery call is complimentary and typically lasts 30 to 60 minutes. For projects requiring a site visit or detailed feasibility assessment, we may quote a separate fee depending on location and scope. This is always agreed upon in advance.

Useful details include: project location, type (villa, hospitality, residential, etc.), approximate scope or land size, target timeline, and any existing drawings or plans you may have. For straightforward engagements, we typically deliver a written proposal within 5 to 7 working days after the discovery conversation. More complex projects requiring site assessment or feasibility studies may take 2 to 3 weeks.

Yes, we provide interior design services for small-scale projects. For larger or more complex interior scopes, we recommend collaborating with our trusted partner studios to ensure the best outcome, always in full alignment with the architectural intent of the project.

Yes. Permit processing (PBG/IMB) involves an additional fee, as it requires engagement with a government-appointed IMB Consultant. We handle the full coordination and document preparation on your behalf, making the process as smooth as possible. Fees will be quoted based on project scope.

Every project follows our five-phase framework: Feasibility, Design, Engineering, Construction, and Completion. Each phase has defined deliverables, responsibilities, and reporting. This ensures decisions are faster, risks are surfaced earlier, and quality is held without compromise.

We provide regular written progress reports, typically weekly or bi-weekly depending on project complexity. Reports include site progress photos, budget tracking, milestone status, and any active risks or decisions required from you. For active projects, we also schedule recurring review meetings.

Our supervisors enforce specifications daily on site. We document construction stages with photos and reports, conduct stage-by-stage inspections, and hold contractors accountable to the agreed standards. Any deviation is flagged and addressed before it becomes a problem.

If unexpected variations occur, we discuss them transparently with you, propose options, and only proceed once you've approved. We don't make decisions that affect cost or timeline without your knowledge.

While construction always involves some unpredictability (weather, supply chain, regulatory delays), our framework is designed to deliver projects within the agreed timeframe. Pricing depends on the service and project scope. For Design & Build, we typically quote a fixed total cost or a percentage of construction value. For Project Management and Construction Management, fees are usually structured as a percentage of project value or a monthly retainer. Engineering Documentation is quoted per drawing package or per square meter. We provide transparent breakdowns in every proposal.

Most engagements follow a milestone-based payment structure. A percentage is typically due at project confirmation to commence work, with subsequent payments tied to defined deliverables or construction stages. The exact payment terms are agreed upon and documented in our service agreement.

Yes. We design and engineer to your budget, not around it. During the feasibility and design phases, we align scope, materials, and finishes to fit your investment ceiling. We're transparent about what is and isn't possible at any given budget level, so there are no surprises later.

We work across a wide range of project scales. Our engagements typically begin from IDR 1 billion in construction value, though smaller specialist services (such as Engineering Documentation or limited-scope renovations) can be quoted independently.

Our service agreement includes clear terms on cancellation, including how completed work and incurred costs are handled. We aim to make this transparent and fair to both parties. We've never had a client cancel mid-project, and our goal is always to deliver in a way that makes that decision unnecessary.

You'll be assigned a dedicated Project Director who acts as your primary contact throughout the engagement. For most projects, this is led by Ir. Pandu Rangga, supported by Ar. Wisnu Achintya on design direction. You always know who is accountable, at every phase.

Both. Our directors lead every engagement personally, with project-specific teams supporting execution. You'll have direct access to leadership for strategic decisions, and to your project team for day-to-day coordination.

Yes. A significant portion of our clients are international villa owners, developers, and investors based outside Indonesia. We are accustomed to working across time zones, communicating in English, and managing projects on behalf of clients who cannot be on site regularly.

Where possible, yes. We can arrange site visits to selected completed projects, subject to owner permission and privacy considerations. We also share detailed case studies and references from past clients during the proposal stage.
